Homes Sold in the Big Bear Area December 2010

This number will probably rise a little more as sales closed over the past week may still need to be posted to the Big Bear MLS96 closed sales for the Big Bear area for the month of December equates to a 20% increase over  year when we only had 80 homes sold during the same period. Inventory levels are also down with only 661 active listings as of this morning. Thats good news for sellers, since less inventory helps to improve the demand.

For the year, we kept pace with units sold. In 2009 there were 892 posted sales in the MLS, with 890 so far for 2010. The average price sold in 2010 was $252,831 compared to $276,942 in 2009. An 8.7% decrease in the average price of homes sold in the big Bear area.

The highest priced home sold in Big Bear during 2010 was $1,650,000 (159 N Eureka) , while in 2009 we had a high sale of $2,700,000 (208 N Eagle). 2009 had 7 sales higher than the highest price sold in 2010.

It’s interesting to note that in all recent years, Big Bear has averaged a 95% price differential on homes sold. Homes aren’t selling for large discounts off of the list price in Big Bear. Many buyers have to learn this lesson the hard way.

Category sales for 2010 are:

  • Foreclosures sold in 2010 310 vs 330 in 2009 (down 6%)
  • Short Sales sold in 2010 118 vs 80 in 2009 (47% increase)
  • Traditional Sales sold in 2010 462 vs 482 in 2009 (down 4.1%)

Big Bear Area 10 Year Deed Recordings History

Deed recordings year to date are 856 units. This represents a 8.5% increase in units over 2009 for the same period. The current inventory of homes for sale in the Big Bear MLS is 842 as of this morning, with 651 units sold YTD. 49  of the 842 homes are bank owned foreclosures, and 65 are listed as short sales. 37 lake front homes are on the market currently, with only 14 units sold this year. Vacant land inventory is 366 units, with only 51 sold this year.

California Wants to Impose Insurance Surcharge to Develop Emergency Fund

The California Senate Banking, Finance and Insurance Committee has passed a bill that, among other things, would impose a surcharge of 4.8 percent on commercial and residential fire and multiperil insurance policies to assist the state with the creation of an Emergency Response Fund in the State Treasury.

California has already established the California Emergency Management Agency to manage emergency and disaster response services, including activities necessary to prevent, respond to, recover from and mitigate the effects of emergencies and disasters to people and property. SB 1258 would require funds to be deposited into the Emergency Response Fund to be allocated to the program. The bill would also require the Secretary of California Emergency Management to allocate funds to specific entities to enhance or sustain fire and rescue disaster mutual aid capacity to combat the effect of all hazard disasters, according to the bill text.

The special purpose surcharge imposed on insurers would apply to all policies with combined property and liability coverage issued or renewed on or after July 1, 2010.

The Governor’s office estimates the surcharge will generate $238 million in the current year, and about $480 million annually from 2011 on.

The bill is scheduled to be heard in the Senate Appropriations Committee.

Big Bear Area 10 Year Residential Deed Recording History

Big Bear Deed Recordings YTD through February 2010 are down 11.6% from last year for the same period.  This is a small number considering the inventory is down to 624, close to 30% less than the approximately 900 units on the market last year at this time.
