Select Your Big Bear Real Estate Agent Carefully.

Selecting your Real Estate agent is important.

Many times buyers and sellers in Big Bear make the mistake of selecting an out of the area agent that is not geographically competent in the Big Bear area. These agents often don’t know how to find Big Bear, so finding you a home may be very challenging. They may not know the differences between the neighborhoods of Sugarloaf and Fawnskin. This results in poor representation and dissatisfaction for you, the client.

Agents from out of the area can’t possibly be up to date on the local market conditions and inventory. I spend 6 -7 days a week studying the Big Bear inventory and I feel like if I miss a day, my inventory knowledge will be less than my clients deserve.

Twice in the past 30 days I have had agents that were friends or family of a buyer say they are going to represent their family member or friend in the transaction. This is fine with me, as long as I am not going to be doing their work.  Having your son-in-law that works Real Estate in Orange County call the listing agent in Big Bear and asking him or her to open the listing and show it to you, because he’s too lazy to drive up to Big Bear, open the house and investigate the property (represent you) doesn’t equate to good service.

Is this out of area (and touch) agent now going to advise you on what to offer for the property you want to buy? They haven’t even joined the local multiple listing service so that they can be knowledgeable of recent sales and listing activity. Most of these out of area agents have never sold or owned a mountain home. You will also soon learn that they won’t be present for your home inspection, contractors bids or walk through either because it is to inconvenient to make the trip. They are only thinking about one person, and it’s not you. They won’t know who the local home inspectors are and may send an out of the area inspector to do the inspection. These out of area inspectors may not even know what a stop and waste valve is or how to test one.

An out of area agent won’t be able to tell you about the neighborhood, or the depth of the lake in the different areas. They won’t know the procedure for winterizing your home, or the location of the stop and waste valve. They won’t know the utility companies for the home or where the offices are located for these services. They really won’t know as much as you do, since they often don’t even visit the house before writing the offer.                                                                                                             

It’s kind of like shopping for a computer at Wal-Mart.You might get lucky and find the right computer with the features you need, but chances are you’ll wish you had a salesperson that knew about the inventory. If you’re looking for someone who doesn’t know the Big Bear Real Estate inventory, hire that out of area agent.

Should I Install an Earthquake Gas Shut Off Valve on my Big Bear Home?

 

 

 

 

Gas shut off valves are not required by law in Big Bear. Many people that buy a home in Big Bear are faced with the question of whether or not they should have one installed. Some of the insurance carriers require a earthquake gas shut off valve before they will issue home owners insurance.

As a homeowner in the Big Bear area for over 18 years, I would say that you want to do your homework on this before you have one installed.

I have sold homes to people that have had these installed and have not been happy with some of the things that can happen.

These valves are designed to shut off the natural gas in the event of an earthquake. That means they are activated by movement. If the valve closes it must be reset and you will need to relight the pilot or check to see that the appliances, heater and water heater are working after the reset. This can be hard to accomplish if you are not aware of the valve activating or the event that caused the valve to shut off. If your home is a second home and the gas shuts off in the winter, you may end up with some damage to your plumbing.

 

Another type of valve (shown at the right) may be a better choice in this situation. A valve that restricts the flow, or a excess flow valve. These valve claim to restrict the flow to a safe level, but only activate if there is an increase in flow that is caused by a break in the line.

 

 

 

 

You can always just turn the gas off manually if you are at the home when the emergency occurs. 

 

 

 

 

 

 

 

You should consult a plumbing and heating contractor to find out the pros and cons of each type of gas flow protection that is available.

Moonridge Area of Big Bear Sold Year to Date 4/28/2009

Year to date through 4/28/2009 there have been 36 closed sales in Moonridge. There are 155 active Moonridge listings, and 21 pending in escrow. We have a 17 month supply of inventory at the current rate of sale. 13 of the 36 closed sales were Bank Owned and 3 were Short Sales.

The price differential shown above tells us that the homes in Moonridge that are selling, sell very close to list price. This isn’t surprising to me, price is the most important factor in this market. When a home is priced correctly it will sell, it’s really that simple. Knowing what price to list at is by far the most important decision a seller must make. List price should be based on market conditions and not a sellers perception or need. Banks are making this more apparent, they are not emotionally attached to homes. Bank owned properties are being priced based upon comparable sales, and nothing else. This is why the bank owned homes sold in Moonridge have an average of 70 days on the market and all of the other types of sellers are averaging 217 days in the Moonridge area. That’s 3 times as long as the average bank owned listing.

When I look deeper at the statistics, the bank owned homes sold have a price differential of 100.11%, and the other types of sellers are at 93.46% of list. During the extra days on the market the sellers were chasing the market with price reductions until they finally get their homes price to match the market, and then like magic they sell! This is good, but not great. One thing that happens in this scenario is that the buyer sees that the home has been on the market 200 days and decides that the seller must be motivated to take less. This generates a lower offer, thus the 93.46% price differential.

First impression of value creates a sense of urgency in buyers, once lost the buyer assumes you are over priced. If not, why didn’t someone put in an offer?

Bank Owned Statistics for the Big Bear Area

Currently we have 45 bank owned homes available in the Big Bear Area MLS. There are 891 active listings, so the bank owned homes are 5% of the available homes. A low number for sure. 

 

There are 48 bank owned homes in escrow. This is 41% of the 118 total number of homes in escrow.

 

Year to date through 4/10/2009 we have sold 88 bank owned homes. This is 49% of the 181 that have sold in the Big Bear Area. The average days on the market are 76, and the price differential is 86.70%.
