Big Bear Area 10 Year Deed Recordings History
Deed recordings year to date are 856 units. This represents a 8.5% increase in units over 2009 for the same period. The current inventory of homes for sale in the Big Bear MLS is 842 as of this morning, with 651 units sold YTD. 49 of the 842 homes are bank owned foreclosures, and 65 are listed as short sales. 37 lake front homes are on the market currently, with only 14 units sold this year. Vacant land inventory is 366 units, with only 51 sold this year.

Big Bear Area 10 Year Residential Deed Recording History
Big Bear Deed Recordings YTD through February 2010 are down 11.6% from last year for the same period. This is a small number considering the inventory is down to 624, close to 30% less than the approximately 900 units on the market last year at this time. This is the 10 year deed recording information for the Big Bear Area. The inventory of active listings in the Big Bear Area is now at 641, which is 30% lower than the number of active listings in February 2009 (917). This is just about a 8 month supply based upon 2009 deed recordings. We currently have 110 pending escrows and 114 sold YTD 2010 (Big Bear MLS). Out of the 114 sold, 62 of those (54%) were either bank owned or short sale and 52 resale or new.

The inventory of active listings in the Big Bear Area is now at 917, which is 16% lower than the number of active listings in January 2009 (1094). This is just about a one year supply based upon 2008 deed recordings. We currently have 102 pending escrows and 80 sold YTD 2009 (Big Bear MLS). Out of the 80 sold, 40 of those (50%) were either bank owned or short sale and 40 resale or new.
