The current Big Bear housing market is tough on sellers. If you are thinking about fishing for a buyer in Big Bear, but aren’t willing to have the best bait, you might as well watch the beautiful Big Bear sunset. Houses in Big Bear will need to be priced at or below market value to be shown. Big Bear homes that are selling are either the very best home, or the very best deal. If you’re fishing for a buyer in Big Bear you will need to hire the best guide (Realtor) available. If you are a seller and you don’t have the very best house, you had better price your home to be the best deal or you’re wasting your time. If you want to wait and see, I can tell you what you will see. You will see the true value of your home decrease and if you do sell, you will get less than you wanted. Most sellers that have sold recently in Big Bear have not been thrilled with the price that they got. Even after you price your home to be the best value, you will more than likely see offers that are 10% or more below your asking price. These are serious buyers, but they want a deal. If you get one of these elusive buyers in the boat,handle them with care as they are very slippery.
If your’re fishing for a deal on Big Bear Real Estate, you have arrived at the peak of the season. The lake has just been planted with some big lunkers. There are some great deals to be made. Most sellers are motivated and if you are going to go on a fishing trip this spring, get a guide (Realtor) that knows where the hot fishing holes are. Make sure your guide knows about all of the different varieties of fish that the lake has. When you find the perfect fishing hole, be sure to chum the water with a large good faith deposit and a prequalification letter from your lender. This will net you the best fish with the least amount of bait.
These are the Closed / Sold Residential Properties for the month of January in the Big Bear Area MLS. As you can see the price range was substantial. Only five of the thirty nine sold were priced over $500,000. Average price differential (list vs. sold) is at 95.02% valley wide. Below is the break down for the different areas of Big Bear.

With 10 of the 39 (25%) of the closings happening in the Moonridge Area of Big Bear, I would say that the buyers are voting with their dollars.
If you are looking for a bank owned property in Big Bear, your in luck. We currently have 63 active bank owned listings to choose from. There are new bank owned properties coming on the market daily. The best deals are selling in less than 30 days and for near list price, sometimes over list price. Bring your checkbook and make a trip up to Big Bear. The interest rates are low and opportunities are abundant.
That is a question that I ask many buyers. Many buyer’s think that the market is so slow that they don’t need to move quickly. They feel like the longer they wait, the better the deals will be. True, the very best deal could come along at anytime, and that is why I love Real Estate. The perfect house could come on the market and someone will buy it. More than likely though if the deal (price) is best, the house will not be so good. Rarely, and I don’t mean occasionally, a great house will sell for under value. More often, the best homes sell for the highest prices.
What makes them the best? In Big Bear, location is most important. As you know if you have talked to me or read my blog, Moonridge is one of my favorites.Most buyers want to feel like they are in the mountains. They want seclusion and quiet. Secondly, the home needs to feel like a cabin. Homes with a tract home feel and few windows will need to be priced well below those that have woodsy accents and large windows with views of nature. Buyer’s want space and trees, they don’t want to be looking out the windows at the neighbors house. Homes with large wood burning fireplaces, great rooms for families and forest views always seem to sell in shorter days, for more money.

So, do you want one of the best homes? If so be prepared to act quickly and don’t expect to buy it for the price of the wrong home in the wrong location.
The market is moving quickly. You can’t wait and see what will happen. Your delay of the inevitable will cost you. Time is not on your side.Sell now, or don’t.
Don’t think it will get better. Don’t think that a buyer will fall in love with your house and pay more. It will not happen. Sell now, or don’t.
Prices are still moving down and buyers are thinking about every dollar. The price six months from now is what they want to pay. They want to insulate themselves from the downturn. Sell now, or don’t.
Six months from now their will be more foreclosures and distressed properties on the market. You will then be faced with the nightmare off recalling the price you were offered six months ago, that hurts more than taking the offer you have now. Sell now, or don’t.

Believe it or not a Real Estate agent that works the local market will have a better feel for property values than a computer. While I agree that Zillow should not be ignored completely, using Zillow as the tool for pricing Real Estate can be a disaster.

This represents a 38.4% inaccuracy from Zillow. You might as well get a dart board and start throwing.
Big Bear Real Estate is a unique market. With less than 10% of the listings in the Big Bear MLS being bank owned, it isn’t the same as the rest of the Inland Empire. While bank owned properties seem to be driving the market here with over 30% of the closed transactions in the past 3 months, these numbers are far below the average for the other areas of San Bernardino County.
Close to 70% of the transactions in Big Bear MLS are still coming from traditional Real Estate transactions with a typical buyer and seller situation. Currently we have 931 residential properties available in the Big Bear MLS, and 68 of these are flagged as bank owned (7.30%). The Big Bear MLS has 100 pending sales and 52 of these are flagged as bank owned (52%). Month to date (January 1 – 23, 2009) we have had only 28 closings, with 9 of those being bank owned (32.1%).
*These numbers do not include the listings that are not in the Big Bear MLS, so it would be fair to say that there are more bank owned properties on the market and more sales occurring that are not shown here.

"Working with Steve Hirschler was a great experience. I wish all real estate agents were like him. We came to Steve because we were looking for an investment and a vacation property, somewhere we could go to get away from the busy valley life in Los Angeles County and enjoy the mountains of Big Bear where we use to vacation as little kids. We finally chose the 2 bedroom Gambrel with one bathroom and a fireplace. We were impressed with the way Steve marketed himself, we really enjoyed the streaming videos and the tone of his voice when describing properties. We were also impressed by his track record and all of the properties that he sold within the community. I enjoyed when he pointed out the properties that had sold. His confidence was contagious. The customer service Steve provided was something that had not been familiar to us in quite some time. He was not aggressive in a way where we felt anxious or rushed. He followed up with us on an almost daily basis and replied at once. That was probably the most pleasant thing about the whole transaction, his communication skills and the high class customer service that he provided. My husband and I are not wealthy, we both work full time, but Steve treated us like we were customers willing to spend a million bucks. Thank You, Steve!
